That has value.

But if every reservation depends on one online travel agent, one company influences your costs, visibility and relationship with the guest.

Industry estimates suggest that Booking.com hosts can pay:

  • 10% to 25% commission on completed bookings
  • approximately 1.1% to 3.1% for Payments by Booking.com
  • additional commission or discounts through optional visibility programmes

That could put the estimated baseline cost at 11.1% to 28.1% of the reservation value.

Optional visibility programmes can also reduce the amount you retain. Genius involves offering eligible guests discounted rates. Preferred Partner and Visibility Booster can involve paying higher commission for greater prominence.

Reach is useful. Rented attention is expensive.

The Bigger Risk Is Dependence

Commission is only part of the issue.

If Booking.com is your only meaningful source of reservations, a change to its rankings, programme rules or your account visibility can affect demand immediately.

You are building a property business on land you do not own.

A second marketing route gives you:

  • another way for guests to discover your property
  • direct contact with potential customers
  • more control over how your accommodation is presented
  • a route for repeat stays and referrals
  • less dependence on one platform
